Another Ugly Day in Real Estate..

I’m working on a rehab right now. Imagine what I might look like after shoveling 35 tons of concrete and dirt out of a basement window using nothing but shovels and buckets (I told you it was ugly).

Rehabs aren’t for everyone, but some of the things I’m doing to make money on this deal will be very helpful for you to understand.

Let me give you the basics of how a real estate deal works. This will start out very broad, and then I’ll give you some of the details of my rehab.

Finding the deal:
There are a lot of ways to find real estate deals. Some of the more common ones are auctions, foreclosure lists, the MLS, and picking up a notice of default list from your county. The best deals, though, are usually found before they go public. If you can find people who need to sell their house before they go into foreclosure or list it with an agent, you’ll have much less competition and get better deals.

That’s how I found my rehab. A home builder I happen to know gave his aging mother-in-law a smaller new-build he had just finished in exchange for her larger house in an established neighborhood. He wanted to sell the house, had some significant equity in the home, and passed about $30K on to me.

Doing some work:
Often (not always) you make money by improving a property somehow. Whether it’s a mess and you fix it up or you make needed improvements, you can increase the sales price or rental income by putting some money into the property first.

In my rehab the basement needs more head room to bring it up to code. It will take about $30K to lower the floor and finish the basement as a duplex. Based on the value of other duplexes in the area, the value of the house will increase around $40K~$50K as a result.

Exit Strategy:
An “exit strategy” is what you’re going to do to cash out of a deal–it’s how you plan on making your money. For example, you could wholesale a property to another investor, sell it retail to a home buyer, find a lease option tenant, or just keep the property and rent it out.

Your exit strategy will depend on what will make you the most money and when. For my deal I’ve got long-term financing in place and I plan on renting it out (it’ll cashflow around $450/mo) till the market peaks again and then sell it to a home buyer or an investor who wants rental property. By that time I should be able to make $60K+ on the deal.

That’s the basic anatomy of a deal: finding it, working with it, and cashing out of it. For every property you find you want to have this all planned out before you purchase the property. Too many beginners buy a property and THEN try to figure out how to make money at it.

The Big National Chains..

Well lets talk about that. Many of the big national window companies (a certain annoying “Ya buy one, Ya get one free” advert springs to mind) have a franchise based business model. They are not one central company, but instead a many many subcontractors who ‘buy’ their customers and work from the national brand name.

To put it simply, a customer phones a national window fitting company. (s)he gets through to their call centre (eventually) and arranges to have a saleman come over and talk about windows. The call centre then passes the customers details onto a local saleman who is sub-contracted to the national window company. After signing on the dotted line the work is then passed onto a local fitting team, who ‘buys’ the work off the salesman.

Q) So what’s the problem??

A) Lots of middle men, and low quality control.

I have boiled down the process to the bare essentials, but you’ve got to remember the adverts on the TV has to be paid for, the team of market researchers, the army of door to door salesmen, the human resources department that hires and fires and so on. With the bigger companies there is A LOT more beaurocracy to be paid for, and they usually balance this greater upkeep cost by mass producing their products for a cheaper cost price. Sadly for the customer, this rarely works out better for them, and usually pay more for a lower quality product.

As for quality control, think of it this way. How can a huge international company know the quality of workmanship that goes into each job? In short, they can’t. And government regulatory bodies don’t expect them to – the task of checking each and every job across a nation would be monumental.

The 5 ugly lies about Age Spot Removal Techniques

It is a painful procedure involving a lot of cost. Though it’s effective, the results usually last only for a year. Also, blistering or slight bleeding and scarring are the possible side effects.

(v) Bleaching Creams: The common ingredient used in bleaching creams is hydroquinone. It is effective in curing age spots but has a set of side effects like dryness, peeling, mild itching, stinging, severe burning, itching, crusting, swelling, or redness. Moreover, this substance has been banned in few countries like France due to a feared risk of cancer.

When I’m driving (in my very quiet Mazda station wagon) and I pass someone with an unfortunate genetic lineage do I jump up and down at the visual abhorrence? No, I simply wait for the moment to pass.

Should the government mandate that the ugly be measured by some yardstick – symmetry, body mass index, height, hair colour, and so on – or be made to hide until they have been modified from their stock bodyshell? Should they be chastised, fined and slapped with a sticker if they don’t comply? While it would undoubtedly improve the aesthetics of the country’s shopping malls, it’s not the answer. In the same way that mandating low noise emissions from exhausts is not the answer to whatever question it was that needed answering.

Actually, do we even know the question? It seems a minority of intolerant people have taken offence to a minority of enthusiasts.
